Step Closer For Affordable Housing Getting Built In Baldwin

The $16-million project would have more than 40 apartments and is expected to bring 75 construction jobs.

BALDWIN, NY — A preliminary approval has been given to construct a housing complex in Baldwin.

The Town of Hempstead's Industrial Development Agency said it would provide economic incentives for the affordable housing to redevelopment in the downtown.

The benefits package is subject to further IDA review, a public hearing and a final authorizing resolution.

The 33-unit complex is set to be built at 785 Merrick Rd., currently the site of a vacant diner and auto storage yard, the IDA said in a statement.

Baldwin Commons would be the first development in the Grand Avenue Urban Renewal Area. The project is expected to generate 75 construction industry jobs.

"Baldwin Commons will provide multiple benefits to the Baldwin Community," said Hempstead Town Supervisor Donald X Clavin. "Perhaps, most importantly it will signal the start of a renaissance of the Merrick Road/Grand Avenue neighborhood."

It will be affordable to households at 60 percent of the Area Median Income. Approximately 30 percent of non-age restricted affordable apartments will be leased to seniors.

The $16-million project will be a 32,504 square-foot, 4-story building with 11 apartments per floor, including 27 one-bedroom units and 6 two-bedroom units.
