Move Over, Brooklyn Hotspots—Windsor Terrace Is 2026’s Neighborhood To Watch: Study

Windsor Terrace saw a surge in interest in 2025, making it one of StreetEasy's hottest neighborhoods for 2026.

BROOKLYN, NY — The secret is out: Windsor Terrace has been named one of New York City’s top 10 up-and-coming neighborhoods, according to a new study.

The Brooklyn neighborhood climbed into the top three of StreetEasy’s “NYC Neighborhoods to Watch in 2026,” rising two spots from last year amid growing interest from buyers, renters, and sellers.

Once overshadowed by nearby hotspots, Windsor Terrace and other neighborhoods like Carroll Gardens and Fort Greene are now stealing the spotlight, replacing longtime favorites such as Park Slope, Prospect Heights and Williamsburg.

With new developments across Brooklyn and Queens, buyers and renters have more options in an increasingly tight market, StreetEasy noted. The company determines its “Neighborhoods to Watch” list by tracking areas with the sharpest year-over-year increases in searches among buyers and renters.

Windsor Terrace ranked third overall, posting a 44.9 percent jump in searches from 2024 to 2025, the largest increase of any Brooklyn neighborhood.

Bordered by Park Slope to the north and Prospect Park to the east, Windsor Terrace offers a more affordable alternative to its northern neighbor, with a median asking price of $1.125 million compared to Park Slope’s $1.723 million. The area also recorded the steepest annual decline in median asking price, dropping 12.8 percent, more than double the rate in surrounding neighborhoods.

On the rental side, Windsor Terrace’s median asking rent rose 7.2 percent to $3,800, slightly above the Brooklyn median of $3,600.

The neighborhood’s surge comes amid a dynamic citywide market. In 2025, New York City buyers and sellers returned in equal force. Inventory rose, sales volume climbed, and asking prices largely held steady, with homes selling close to their most recent asking prices, StreetEasy said.

While Zillow predicts cooling rent growth nationally, New York City is bucking the trend. From January through October 2025, asking rents across the city rose 4.8 percent year over year, according to the StreetEasy Rent Index.

With the rental market tightening, rents across New York City — including in sought-after neighborhoods like Windsor Terrace — are expected to rise even faster in 2026, officials said.
