Builder Plans Massive Development
Nearly 600 homes slated for 200-acre property on Six Mile Road.

A massive 593-home development has been proposed for 200 acres of marsh-front land at Six Mile Road and North Palmetto Fort Drive, according to town records.
D.R. Horton Homes, the largest home builder in the U.S., has applied to rezone the property. The development, called Oyster Point, will consist mostly of single family homes, but 40 percent of the property will be developed for duplexes and town homes, if approved.

Residents have questioned the development's impact on traffic, according to a Post and Courier story. Developers estimate roughly 5,000 daily trips to and from Oyster Point when it's finished.
Developers say ongoing expansions of U.S. 17, the Isle of Palms Connector and intersection improvements at Rifle Range and Hamlin roads will ease traffic congestion, but Six Mile Road should be widened near the project to offset impacts, the developers write in their proposal.

Including roughly $600,000 in impact fees to offset all the traffic associated with the new development, D.R. Horton has offered to pay $5 million in town fees associated with all the new residents, their proposal indicates.
The Mount Pleasant Planning Commission takes up the application at 5p.m. Wednesday. After that, the town council's planning committee will consider the project and then the full council votes.
