Austin New Homes Sales Increase Despite Higher Prices

Analysis released by HomesUSA.com, based on data from Austin Board of Association of REALTORS, reflects continuing trend.

AUSTIN, TX — Austin’s new home sales were higher last month despite an increase in the average price of a new home, according to a new report.

Analysis was released by HomesUSA.com, based on data from the Austin Board of Association of REALTORS. The findings reflect a trend of improving new home sales in the region, researchers found.

“The Austin new home sales market continues to post strong numbers,” Ben Caballero, CEO of HomesUSA.com, said in a prepared statement. “Austin saw an increase in overall new home sales last month and an improvement in the pace of sales,” he added.

Austin Days on Market for New Home Sales

The average number of Days on Market for new homes in Austin was lower last month, meaning the pace of new home sales improved. According to the HomesUSA.com New Home Sales Index, the Days on Market (DOM) in Austin was 111 days in September versus 111.91 days in August. Statewide, the pace of new homes also was flat overall, as the average DOM was 119.47 days in September versus 119.86 days in August. (See Chart 1: Texas New Homes Days on Market.)

Austin New Home Sales Data

New home sales in Austin were flat last month. Austin’s total new home sales based on a rolling 12-month average were 723 in September versus 721 total sales in August. Statewide, total new home sales in September were 4,069 versus 4,030 in August. (See Chart 2: Texas New Home Sales.)

Austin New Home Prices

In Austin, the average new home price last month was higher. Austin’s average new home price in September was $369,849 versus $368,714 in August. Statewide, the average new home price was flat, posting $355,360 in September and $355,518 in August. (See Chart 3: Texas New Home Price.s)

Austin Pending Sales Data

Pending new home sales continue to decline in Austin and statewide. Total pending sales for Austin based on a rolling 12-month average were 644 in September versus 686 pending new home sales in August. For Texas, pending new home sales for September based on a 12-month rolling average were 3,674, down from 3,884 pending new home sales in August. (See Chart 4: Texas Pending New Home Sales.)
