Most Expensive Texas ZIP Code For Renters Located In Austin

AUSTIN, TEXAS — You might think the state's most expensive ZIP code might be in the Las Colinas section of Irving, Texas, just outside Dallas. Or maybe somewhere in The Woodlands in Houston where mansions dot the landscape. One might even guess the priciest enclave might be in The Dominion in the ritzier part of San Antonio.

You might think that, but you'd be wrong. The state's most expensive ZIP code is located in Austin in 78701, according to researchers at RENTcafé.com, a nationwide apartment search website and a part of Yardi.

The 78701 ZIP code saw a 3.7 percent increase over the year to reach $2,658 per month, according to the site's researchers. Dallas took second place for its 75205 ZIP code with an average rent of $2,503, while Houston makes its debut appearance at No.5 with 77005 coming in at $2,054 a month after a 6 percent yearly growth, analysts found.

Those are among the hottest ZIP codes for renters, RENTcafé analysts noted. To achieve the rankings, researchers compared average apartment rents for all ZIP codes in 130 major U.S. markets and found the most expensive areas as of July 2018.

According to Bestplaces.net, the 78701 ZIP code has a population of 6,188 residents, with a low unemployment rate of just under 3 percent. The median income is $87,306 with the average home price listed at $423,700. The median age for the wealthy ZIP code is a youthful 33.3, according to the website.

Not surprisingly, 26 out of the 50 ZIP codes with the most expensive average rents in the country are located in Manhattan, including the most expensive and runner-up: 10282 with $5,657 monthly and 10013 with $5,226 rent per month.
