Capsa Ventures Pours Foundation For East Austin Condo Project Featuring Renewable Energy
Array of photovoltaic solar panels on roof will be most distinctive feature at site where condos will sell from $250K to $600K

EAST AUSTIN, TX -- The developer of Fourth&, a new condo community designed around energy efficiency and sustainable power, has poured the foundation for the East Austin project, according to a report published Tuesday.
The Builderonline.com newsletter reported the developer, Capsa Ventures, is on track to receive a four-star rating from the Austin Green Energy Building scorecard "...for its wide variety of energy-efficient features and amenities." The rating is the penultimate rank on the scorecard, according to the report.
The 97-unit condo project is located at 1800 E. Fourth St.

"The entire community will be delivered with 100% LED lighting, low-E windows, and Energy Star–rated appliances," the report details. "The most distinctive environmentally friendly feature at Fourth & will be the array of photovoltaic solar panels on the building's roof, which will be provided along with conventional power lines."
While lowering residents' electrical costs, the energy supplied by the panels also will reflect excess heat and reduce the building's overall carbon footprint, the newsletter notes.

The condo project is expected to be completed by next summer, with 97 residential units and 42,000 square feet of commercial space. Starting prices for residences start from $250,000 for the 512-square-foot micro-loft to just under $600,000 for a multi-level urban walk-up, according to the newsletter.
The commercial space at the site has been offered for sale rather than lease, with prices ranging from $385 to $425 per square foot, Builderonline.com wrote.
AustinTowers.net cites more precise price ranges for the condos, from $249,000 for most economical to $585,000 for the most expensive. However, the site notes those prices are as of May, and subject to change.
As listed on AustinTowers.com, amenities at the site include pool; parking; dog wash area; and conference room.
