Austin, Texas is a great place to live. Out of all other cities, Austin stands tall at #1 on the list of the top 125 cities in the US. There are many reasons people refer to this city inside the Lone Star State as being the “Heart of Texas”. The music, food, culture, diversity, economy, and history all work together to draw large crowds of both visitors and residents each year, which is also why the real estate market is thriving.
In the realtor world, Austin is known for having the lowest median Days On Market (DOM) in the country. During the first quarter of this year, homes for sale in Austin spent an average of just 12 days on the market before going under contract. That is the best indicator for showing how fast the housing market is moving. With a lack of inventory available, it is definitely a seller’s market in Austin and that doesn’t appear to be slowing down any time soon.
One of the other main reasons that housing is so in demand is the fact that there is no state income tax in Texas, which means residents’ paychecks are higher. States who follow this model have all experienced steady GDP and employment growth because it puts money back into circulation in the economy and stimulates development. This increases the availability of in-demand jobs which attracts young, talented workers and keeps current residents from moving out of state. All of this affects the housing market in Texas, which was one of the states to never experience the downfall from the real estate bubble that hit 50% of the United States so harshly.
Austin’s economy is strong, evidenced by the continuous commercial construction. In 2018, Apple spent $1 billion on a new corporate campus in Austin that created tens of thousands of jobs. The low cost of living is also very attractive.

Another attractive feature of Austin is the climate. The winter season brings about temperatures that average in the 60’s. On the flip side, the summer heat can get up to the upper 90’s but that’s why everything is air-conditioned. What more could you ask for in such a great place to live?
