Big Industrial Park Dubbed 'Park 183' Coming To South Austin Covering 95 Acres
The master-planned industrial park will be built in phases at Burleson Road and U.S. 183.

SOUTH AUSTIN, TX -- A 95-acre industrial park dubbed Park 183 will be built in Southeast Austin with 964,000 square feet of space to the local market, according to a published report.
Trammel Crow Co. and New York-based Clarion Partners have purchased the acreage in order to build the master-planned industrial business park in phases at Burleson Road and U.S. 183, according to a report in the Austin American-Statesman.
Construction is set to start in January, officials said.

The first phase will include two buildings encompassing 247,000 square feet, including road, drainage and utility infrastructure, according to the report.
“Tenants across the spectrum are looking for ways to control their increasing real estate costs while still maintaining a first class image for their growing businesses,” Brad Maples, Trammell Crow Co. senior vice president said in a written statement to the Statesman. “Park 183 was specifically conceived to offer tenants Class A space at a price point that is far below all other new product in the market and more in line with historical averages.”

Neither the cost of the project nor potential tenants were provided by the developers.
The Statesman noted that the project stands to benefit from completion of the U.S. 183 south project, which broke ground in April. Upon completion, the infrastructure project will connect U.S. 290 to Texas 71, providing a link between southeast Austin to far Northwest Austin, the newspaper report noted.
Among some of the amenities of the nascent industrial park will be parking, truck access and loading docis for distribution purposes, officials told the Statesman.
