Visions for Vacancies: The Old Kidz Shoe Revue

What type of business would be a good tenant for the spaces once occupied by Kidz Shoe Revue and Cakes by Happy Eatery?

The space occupied by Kidz Shoe Revue/Steppin' Up Shoes, at 14200B Centreville Square, opened up in late spring of this year, after its owner retired. The store had operated since 1989 (initially as a Buster Brown, according to its website). 

At the beginning of July, Cakes by Happy Eatery closed the location at 14200A Centreville Square. Cakes by Happy Eatery had operated in Centreville for 10 years, but a store is still located at 9685 Liberia Ave, Manassas. 

Among the businesses located near the spaces are a bank, a Christian bookstore and a barber shop. 

What sort of business would be successful in these spaces? A coffee shop, a restaurant, a deli? Some other type of business entirely?
