Village Hall Roof 'In Sad Shape,' Getting Needed Repairs

Village Hall will get much needed roof repairs this year.

Board members agreed Monday to pursue the repairs, which could total $30,000 or more.

The money to pay for the repairs and the partial replacement will come from left-over funds allocated for the 3-Mile Road project with the City of Racine. The total amount budgeted for that project was $315,000 but Caledonia only has to pay $277,470. Another $17,000 is tied up in another account, leaving $56,000 available.

Trustee Jim Dobbs was blunt about the shape of the roof.

"It's in sad shape," he said. "There are several spots above the building and engineering departments where the water just pours in when we have rainfall."

Building and Development Manager Jim Keeker said the roof is divided into three tiers, or sections. The first tier, considered the highest section of the roof, is in decent shape, while the third tier needs repairs because the chimney leaks. The second tier is the problem area.

"There are spots up there where five or six inches of water puddle because the rain can't get to the drains, which causes the leaks inside the building," he said. "That area would be replaced."

A representative from Carlson Roofing took a look around and estimated the work just in the area above building and engineering would cost about $20,400. In addition, flashing for the entire building is also needed at an estimated cost of $9,820, for a total project estimate of $30,220.

But, because unforeseen issues can arise once the tear-off gets underway, Keeker asked trustees to consider setting aside more than the estimate.

"You just never know what you'll find," he added.
