Public Hearing Set For 36 Condo Unit Development In Waukesha

WAUKESHA, WI—The Waukesha Common Council will meet on Thursday for a public hearing regarding a 36-unit condo development.
The Aspen Overlook condominium development will be located on the west side of Tenny Avenue directly across from the Meijer store, on a currently vacant, 11 acre of land.
The project will be 9 four-unit buildings, for a total of 36 condo units. About five acres at the south end of the property will be left as green space, according to city documents.

A dog run area will be located in the rear of the property closer to the buildings, and shared patio space will be located adjacent to Tenny Avenue.
Each unit will also have its own small private patio. Seven of the condo buildings will have access from one shared drive, while the two southernmost buildings will share another one.

Each unit will have a two-car garage, and the development will also include 19 guest parking spaces. The condo units will each have two to three bedrooms and an area of roughly 1600 to 1800 square feet, the documents said.
Entrances will be located on the sides of the buildings, behind the garage units. Shade trees, evergreen trees, and other landscaping will be planted along the berms. The plans also include significant landscaping behind and around the buildings. Trash will be stored individually in the garage of each unit.

The Common Council will also discuss a minor site plan and architectural review Sunset Crossings, 120 E. Sunset Drive. The plan is for new store front features on the south facade and a planned unit development amendment to allow 53,500 sq. ft. of Self Storage.
According to meeting documents Sunset Crossing has been open for over 5 years now and approximately 60,000 sq. ft. of this building remain vacant. The applicant is proposing to revise the PUD to allow for 53,500 sq. ft to be built out for self-storage space, and the creation of two 2,500 sq. ft. retail spaces.
The revision to the PUD is needed to allow the self-storage use.
The front facade will be updated to include the two new retail space storefronts, a storefront for the storage space offices, and a formal entrance into the storage space. These new storefronts will use the same materials found through out the current improved storefronts. New landscape features will also be added along the front facade to augment the existing landscaping areas already provided, the documents said.
