These CA Suburbs Are Among The Wealthiest In America: Ranking

See how much you need to make to live comfortably in the toniest addresses in the country, according to the 2024 GOBankingRates survey.

CALIFORNIA — Sixteen California communities were included in a recent ranking of America’s wealthiest suburbs, with two making the top 10, according to the new report.

The finance website GOBankingRates set out to find which suburbs are home to some of the wealthiest Americans. The study's authors surveyed all municipalities with 5,000 or more households and isolated the 50 with the highest average household income using data from the American Community Survey. The 2024 typical home value and metro area location, with data from Zillow, were then sourced to determine the wealthiest suburbs.

Two Bay Area suburbs were the highest ranked in California. Los Altos came in at No. 4 with an average household income of $400,817 and a typical home value of about $4.45 million. Orinda ranked ninth with an income of $370,203 and a home value of roughly $2.08 million.

The top ranked Los Angeles suburb was Palos Verdes Estates at 14th, with an average household income of $342,463 and a typical home value of about $2.89 million.

Other California suburbs on the list included: Saratoga (15th), Menlo Park (16th), Lafayette (17th), La Cañada Flintridge (18th), Los Gatos (19th), Mill Valley (21st), Palo Alto (23rd), San Carlos (24th), Cupertino (32nd), Manhattan Beach (36th), Danville (45th), Moraga (48th) and Calabasas (49th).

Nationally, New York suburbs beat out California for the No. 1 and No. 2 wealthiest, but California communities were much more represented on the list as a whole.

The top three nationwide were the New York suburbs of Scarsdale and Rye, with respective incomes of $568,942 and $405,074 and home values of roughly $1.41 million and $2.12 million, followed by the Houston area suburb of West University Place, which had an average income of $403,845 and a typical home value of about $1.6 million.
