Three Minutes on a Park Bench with Michael Eisenberg

The Estate Director at Keller Williams Beverly Hills gives some tips on how to handle a seller's market and offers some great food finds.

Michael Eisenberg shares some of his knowledge about the Beverly Hills Real Estate market and tells Patch how he used some quick thinking to cover up an “uncomfortable couch” while showing a house.

Patch: What’s the best piece of sales advice you’ve ever been given?

Michael: The best piece of sales advice is cliche but it’s contrary to the old adage, “buy low and sell higher,” rather, it’s “buy and create quality and in a quality location and someone will pay you for your efforts.”

Patch: If you were craving an indulgent snack in town, where would you go and what would you get?

Michael: The spaghetti pasta at Scarpetta in the Montage Hotel is beyond compare. and then their “budino “ desert is divine. It’s a couple extra miles to run it off in the morning, but oh so worth it.

Patch: What’s the best thing about selling homes in your area?
Michael:
The Beverly Hills market is world famous; we attract wealthy buyers from all over the world. The buyers are sophisticated and so appreciative that they actually get to own land, something that many don’t get in their countries where they are forced to live ” vertically.“

Patch: What’s the strangest thing that’s ever happened to you when showing a house?

Michael: I think this might be the strangest thing that has ever happened to any agent at a property showing ever in the history of property showings . I arrived at the property with my clients a few minutes behind me to find the owner passed out naked on the couch. I thought quick and decided to move the coffee table off the area rug and cover the passed-out occupant. The buyers didn’t notice and bought the house on the spot. I was so excited that I made the sale, that I forgot to uncover the “baked “ couch potato before I left.

Patch: How’s the market in town these days?

Michael: The market is hotter than a pistol. We have a large pent-up demand with a rather low seasonal supply so it makes it a real sellers market. We are setting record prices again.

Patch: What sets one real estate broker apart from another? And how are you unique?

Michael: When you hire a real estate broker make sure you are getting their exclusive services 100 percent of the time. That means no college kids or interns showing you or your multi-million dollar property to prospective buyers. When you list or want to buy a property with Michael Eisenberg you get Michael Eisenberg at each and every showing. My assistants stay in the office where they belong pushing paper.

Patch: What’s your advice to someone who’s looking to a buy a new home right now?

Michael: My advice if you are a buyer right now in this over heated market is that you really get your finances in order. Proof of funds and loan pre approval are a must if you want to compete on an equal footing in this market.

Patch: Okay, here’s the situation: You have a client who’s allergic to cats -- and the perfect house for her, but it’s full of cats. What’s your strategy?

Michael: Houses find people and really speak to them. So if it’s something that simple, it’s as easy as removing the carpet and painting, it all can be done in a week.
