Early Plans For 30,500 Square-Foot-Building In West Concord On Agenda Thursday

CONCORD, CA — A new mixed-use building that would cover two-thirds of an acre will be on the Concord Design Review Board agenda Thursday.

The board will see plans for a 30,511 square-foot-building that would replace an RV lot at 2042 Commerce Ave.

According to the plans, the site would be built at the end of a cul-de-sac on Commerce Avenue, bordered by open space, Walnut Creek, and commercial buildings. The site is visible from Commerce Avenue, Highway 242, and the Hurricane Harbor parking lot.

The design resembles the building at 2040 Commerce Ave., constructed in 2020 for CBC Properties, the same owner of the proposed site, according to the architect, Mark Thieme.

The new building plans include seven office suites that would take up about 30 percent of the space. The rest would be occupied by a warehouse.

Trucks would enter this driveway by turning left off Commerce Avenue, driving around the building clockwise, and then use the southern corner of the lot near the stormwater treatment area to back into the loading dock. To exit, trucks will leave the loading dock and follow the same clockwise pattern through the staff and customer parking lot to reach Commerce Avenue.

An earlier version was reviewed in September by the Concord Development Advisory Committee regarding parking space sizes, CalGreen compliance, and landscaping requirements.

The plans now include driveways, new curbs, a stormwater treatment area, and landscaping along the site perimeter and building. Two new trash enclosures are proposed for common use by the tenants. The site also includes 63 parking stalls, including three for electric vehicles, and truck access for loading and unloading at the rear of the building.
