Spectrum Terrace Final Phase Construction Starts Near Lake Forest
Three more buildings will be added to complete 1.1. million-square-foot work campus.

IRVINE , CA — The final phase of Spectrum Terrace is underway near Lake Forest in Irvine. This last part of an enormous work campus will feature three modern buildings totaling more than 345,000 square feet. Construction is anticipated to be completed by August 2022.
Taking its cue from Silicon Valley, the goal of the entire 1.1 million-square-foot campus is to combine high-caliber architecture, indoor-outdoor connectivity and expansive outdoor spaces to attract and retain SoCal’s top talent. That has been a challenge through the decades with the high cost of living in Orange County, with a pattern of some younger employees and those with families leaving for more affordable, more hip locales like Austin or Portland.
The outdoor area of Spectrum Terrace includes poolside cabanas with an Olympic-length pool and seating areas for meetings and casual team gatherings.

The existing part of Spectrum Terrace is 80% leased to companies such as Alteryx, CoStar Group, iHerb, Kajabi, and RSM.
“Spectrum Terrace is a glimpse into the future of the workplace, offering amenities that inspire innovation and growth with ample indoor-outdoor work and gathering space that takes advantage of our climate and promotes wellness,” Jonathan Brinsden, president, Irvine Company Office, said in a press release.

Employees have access to The Commons, an outdoor gathering area with shaded workspaces conducive to meetings, breaks, or small events. There's also a Kinetic-brand, private resort-style fitness center.
Terrace Kitchen + bar features an eclectic menu, wine and craft beer taps, and a coffee bar for client and team meetings. The venue is a fully-equipped meeting and events space for 100 people with indoor/outdoor connectivity and an attached catering kitchen, coffee bar, and grab-and-go counter.
To further promote health and wellness, the campus features 33 acres of outdoor space, ground-floor sliding doors, and private patios to bring fresh air and natural light into the workspace.
A high-efficiency MERV 13 air filtration system maximizes the exchange of interior fresh air and the air quality itself.
True to its name, Spectrum Terrace’s buildings are arranged in three terraced office “neighborhoods." These are adjacent to thousands of acres of easily accessible coastal wilderness, which has been permanently preserved, as well as a 1.5-mile jogging and walking trail. All of which provides more opportunities for employees to enjoy fresh air and exercise.
The campus is located at the intersection of the 405, 5, and 133 freeways.
Irvine has been ranked among the most desirable cities to live in the U.S. for 10 consecutive years, boasts the fastest population growth rate among large West Coast cities and is No. 1 in terms of educational attainment for large U.S. cities, according to Irvine Company.

Irvine Company has obtained designation for its work campuses as "verified healthy buildings" through a program managed by UL, a global safety science leader recognized for its indoor environmental quality services.
