Single-Tenant Hillcrest Office Building Sells For Nearly $2.8M

An office building in Hillcrest has been sold for $2.79 million, according to a local real estate brokerage.

The single-tenant, 3,361-square-foot building, located at 3861 Front St., has been home to Grizzly, a creative consulting agency.

Commercial Asset Advisors principals Mike Conger and Brian Jenkins represented the seller, the Pavel Family Trust. Matthew Melendres and Ryan Foley of Colliers represented the buyer, 3861 Front Street LLC.

“CAA identified the ideal time to take this property to market, considering factors such as lease expiration and the differential value of owner-user buildings versus investor-owned buildings,” Jenkins said.
