Morgan Lewis To Relocate San Francisco Office To Transamerica Pyramid

The global law firm has secured 123,000 square feet in the newly remastered landmark.

SAN FRANCISCO — Morgan Lewis, one of the world’s top law firms, has signed a lease to relocate its San Francisco office to the iconic Transamerica Pyramid, occupying 123,000 square feet across seven floors, real estate firm SHVO announced.

The firm will move from its longtime headquarters at One Market Plaza to the newly renovated tower in early 2026. The relocation follows a $1 billion transformation of the Transamerica Pyramid, which was completed in 2024 under the vision of architect Lord Norman Foster and his firm, Foster + Partners.

The remastered space includes exclusive tenant-only amenities such as a sky bar, wellness center, and conference spaces, offering sweeping views of the San Francisco skyline.

Brent Hawkins, managing partner of Morgan Lewis’ San Francisco office, emphasized the firm’s dedication to the city’s future.

“After more than two decades of calling One Market our home, we are grateful for the memories and successes we've shared there and look forward to building on that foundation in our new space,” Hawkins said. “This decision highlights our strong investment in this city’s dynamic future and reinforces our position as a destination law firm for top-tier legal and business professional talent in San Francisco and Northern California.”

The Transamerica Pyramid, located in Jackson Square, reopened in September 2024 with a revitalized design focused on blending hospitality, business, and public engagement. The transformation also included enhancements to Transamerica Redwood Park and the introduction of Pyramid Arts, a cultural program featuring exhibitions curated by Lord Norman Foster.

SHVO has partnered with award-winning chef Brad Kilgore to bring three dining concepts to the Transamerica Pyramid Center, including Café Sebastian, an all-day bistro, and MadLab Kakigori, a creative gelato spinoff. Ama by Bradley Kilgore, featuring a fusion of Italian and Japanese flavors, is set to open this spring.

According to SHVO, Morgan Lewis joins a wave of companies reestablishing a presence in downtown San Francisco, signaling renewed confidence in the city’s commercial real estate market.
