100% Affordable Housing Development In San Ramon Approved
The city approved the development of 200 affordable apartments at Bishop Ranch for working families and seniors.

SAN RAMON, CA — The San Ramon City Council approved plans for the Sunset Development Company to donate land to Eden Housing to build San Ramon’s first 100% affordable housing community in Bishop Ranch.
By donating 2.2 acres at 2453 Camino Ramon, Sunset will not have to build affordable units on its Bishop Ranch 7, Bishop Ranch 11, and a portion of the CityWalk development.
Sunset will instead pay $3000 in in-lieu fees for each for-sale, market-rate unit, per the agreement approved by the city. Those fees will total roughly $1.15 million, which will be transferred to San Ramon’s Affordable Housing Fund, and will adjust annually for inflation.

The site is currently home to the Sunset Development Service Center, and will be redeveloped into two multi-family residential buildings offering a total of 200 rental homes, according to the Sunset Development Company.
The community will include a 120-residence building designed for working families, half of which will offer two and three-bedroom floorplans. It will also feature an 8-residence building for adults 55 and older.

Individuals and families with incomes 30-80% of the Area Median Income will qualify.
Amenities will include a technology center, a career and resource center, barbecue and picnic areas, playgrounds, quiet rooms for remote work, and bicycle parking. The senior residences will offer a fitness center, technology center, elevated outdoor deck with seating areas, picnic spaces, and secure bike storage.
Residents will enjoy shared access to a central communal courtyard, dog park, community garden, and direct connection to the Iron Horse Trail.
“Eden Housing is grateful to Sunset Development Company, the City of San Ramon, Contra Costa County and our many partners for their leadership in making this milestone possible,” Linda Mandolini, president and CEO of Eden Housing, said in a statement. "This project is especially critical for families and seniors in a region that is growing rapidly and urgently needs more affordable homes. By creating housing with easy access to jobs, transit, parks and services, we are proud to be helping low-income community members put down roots, build stability, and truly thrive.”
