Outdoor Theater, Park, Retail Coming To Bishop Ranch
San Ramon's General Plan 2040 approves rezoning for Orchards, a mixed-use neighborhood in Bishop Ranch that will include a large theater.

SAN RAMON, CA — The City of San Ramon approved a plan that adds to Bishop Ranch an outdoor performance theater that can accommodate up to 3,500 guests for live music, performing arts, and entertainment shows, Sunset Development Company announced.
The theater will be part of a new development called Orchards, which will also include 2,600 residential homes, 125,000 square feet of retail space, a 2.5-acre park, and a perimeter walking greenway connected to the Iron Horse Trail. Orchards is made possible by the approval of San Ramon’s General Plan 2040, which rezones several sites in Bishop Ranch, including the Chevron Park campus, to create a pedestrian-oriented, mixed-use neighborhood.
Bishop Ranch is undergoing a large makeover, and ultimately plans to build up to 10,000 residences, 1,000 of which will be affordable. Plans for Bishop Ranch also include 850,000 square feet of retail and a 169-room hotel. Home sales are underway for City Village, which will offer 185 residences by early 2025.

“Bishop Ranch is a place of constant evolution – our job as stewards of this property is to optimize what we own and bring it forward to the next generation. One of our biggest responsibilities is to ensure Bishop Ranch remains relevant and dynamic in the marketplace,” Alexander Mehran Jr., president and chief executive officer of Sunset Development Company, said in a statement. “We’re expanding our already walkable downtown destination, with all of life’s daily necessities, into one central location - it’s not just office, it’s not just retail, it’s not just suburban homes. This is an ecosystem that includes all of these uses in one convenient place for a well-rounded, hassle-free lifestyle.”
