113 New Homes, 143 New Senior Apartments, Proposed In Temecula
The two separate projects are planned near Nicolas Road.
TEMECULA, CA — Plans for a 143-unit senior apartment community off Winchester Road are underway, and a public hearing is set for the project during this week's Temecula Planning Commission meeting.
Also being heard at Wednesday's 6 p.m. meeting are plans for 113 new homes at the southeast corner of Joseph Road and Rita Way.

The three-story senior living apartment project is planned for six vacant acres on the east side of Winchester Road at Rustic Glen Drive.

The project calls for 69 one-bedroom apartments that range in size from 672 square feet to 772 square feet; 27 one-bedroom with den units that range in size from 928 square feet to 1,050 square feet; 44 two-bedroom units that range in size from 960 square feet to 1,143 square feet; and three three-bedroom units that are 1,630 square feet.

According to the city documents, each apartment will have a patio or balcony.
In addition to apartments, the project is slated to feature 206 parking spaces, two pickleball courts and a bocce ball court, a dog park, a pool, a spa, a fitness center, and other amenities, according to city documents.
Access to and from the complex will be off Winchester Road.
The applicant, Willis Development, and the city of Temecula are slated to enter an agreement to require that the project remains a senior housing project for people 55+.
113 New Homes
A public hearing for a project at the southeast corner of Joseph Road and Rita Way will also take place during Wednesday night's Planning Commission meeting. The project calls for the construction of single-family homes on 113 vacant lots. Six of the homes would be designated as very low income, while the rest would be above the moderate market rate, according to city documents.
The homes would range in size from 1,750 square feet to 1,954 square feet.

The proposed project’s density is 6.43 homes per acre, with a minimum lot size of 2,100 square feet and an average lot size of 2,630 square feet.
The project also proposes a community pool and spa area that includes a picnic shelter area with a BBQ and restrooms.
As part of the project, a traffic signal will be installed at the intersection of Joseph and Nicolas roads, according to city documents.
The project applicant is Lakebridge.
