New Strip Center Planned For South Temecula, Near 15 Freeway

The center's location is planned just off Temecula Parkway. Quick Quack Car Wash and Dutch Bros. coffee are named as tenants.

TEMECULA, CA — Another strip center is planned for South Temecula.

During the Wednesday, April 16, Temecula Planning Commission meeting, commissioners will review the plans to develop a 1.88-acre vacant parcel situated on the southern end of Bedford Court just east of Interstate 15.

The plans call for a 3,596-square-foot car wash and a 950-square-foot drive-thru coffee shop. Quick Quack Car Wash and Dutch Bros. coffee were named in city documents.

The planned development is approximately 75 feet from a residential community that is currently bordered by the major routes of I-15, La Paz Road, and Temecula Parkway.

According to the city, nearby neighbors were notified about the project.

Noise is often the biggest concern for residents living near car washes.

According to city documents, "The car wash will feature queuing for approximately 19 vehicles while the tunnel can accommodate up to five vehicles at once. The applicant has designed the project so that vehicles enter the car wash tunnel from the south and exit to the north near the existing commercial uses. This design ensures that dryer blowers are located as far as possible from the existing residential units located along the project’s southern border."

The dryer blowers will be equipped with mufflers to reduce their noise, according to the city.

The car wash's proposed hours of operation are 7 a.m. to 9 p.m., though it's unclear whether that is daily.

The planned coffee shop won't have inside seating. Instead, customers will use a walk-up window or drive-thru, and the shop will feature an outdoor patio, according to city documents. Proposed hours of operation are 5 a.m. to 11 p.m. daily.

The project applicant is Murrieta-based Catalyst Commercial Group.

If the Planning Commission OKs the project, it will recommend approval by the City Council.
