Union Square Marketplace to Get New Paint Job

The re-painting will take place mid-May to mid-July.

On April 5, the Planning Commission approved a new paint scheme for the Union Square Marketplace shopping center (where is located) at the intersection of Decoto Road and Alvarado-Niles Road. The re-painting will include the pad building, but not the and station, which are located on separate parcels.

As shown by the attached renderings, the new 16- color palette consists largely of warm, muted neutral colors, including browns, beiges, and taupes with red, rust, and grey accents. Staff worked with the applicant to move the palette towards warmer neutral colors consistent with the site’s location in the Civic Center Design Control District. The new paint scheme is intended to visually divide the center into separate buildings, each with a unique, but complimentary, color scheme. The vertical tower elements throughout the center will be painted deep red to visually unify the center and contribute towards center identification.

The re-painting, which is scheduled to occur mid-May through mid-July, will be a significant improvement to the center, which has been subject to deferred maintenance over the years. The property manager has indicated that once the re-painting is complete, they will repair and re- stripe the parking lot. A condition of approval requires that ‘no smoking’ signs be installed throughout the center to inform patrons that smoking is prohibited within 25 feet of doors and windows.

The Police Department performed a CPTED (Crime Prevention through Environmental Design) inspection of the center in February and is working closely with the property manager and tenants to identify solutions, such as lighting, fencing, and landscaping, to improve security in the center. Police staff has indicated that center maintenance, including re-painting, will help deter crime.
