CT Dominates Nation's Top 10 Hottest Housing Markets, Including No. 1, New Report Reveals

Three Connecticut areas were named among the Top 10 hottest in the nation, including number one overall, according to a new report.

CONNECTICUT — Three Connecticut metropolitan areas were named among the Top 10 hottest in the nation by the Journal of Consumer Affairs.

Analysts compared 200 of the most populous U.S. cities, and considered the median length of time homes spend on the market as well as competition indicators, such as how often homes sell above or below list price.

As of June 2025, the Hartford region was on top, with Bridgeport and New Haven coming in at No. 9 and No. 10, respectively.

In spring 2025, the median time for homes in Hartford to last before reaching “sale pending” status was just six days, according to the report — the third-shortest time of all the cities analyzed. Hartford also lays claim to the third-largest share of homes sold above list price (60.5 percent) and the third-smallest share of homes sold below list price (29.1 percent).

How does Hartford pull it off? Simple supply-and-demand, according to the report. Consumer Affairs points to the dearth of affordable housing in the region, calling the situation a "crisis" exacerbated by Gov. Ned Lamont's recent veto of extensive housing reform legislation.

The formula is the same for Bridgeport, with 49.6 percent of homes sold high, and Hartford with 50.4 percent of houses sold above list price.

On the flip side, Naples, FL, holds the dubious honor of being the nation’s coolest housing market. The median time for homes to spend on the market there is 67 days, and only 3.3 percent of homes sold above list price in spring 2025. The entire Bottom 10 are in either Florida or Texas, which Consumer Affairs attributes to the two states leading the nation in new home construction.
