Brookfield Kohl's Building On The Market For $13.3 Million

The Brookfield location still has six years left on its lease, but the building has been put up for sale as Kohl's closes other locations.

BROOKFIELD, CT — The property housing Kohl's in Brookfield is listed for $13.3 million, according to a LoopNet listing.

Kohl's has been at the property since 2006. The retailer renewed their lease in 2021 and is committed to be at the site for at least six more years, according to the real estate listing.

However, Kohl's recently announced it would be shutting down 27 locations nationwide as part of a cost-cutting measure. No Connecticut stores were included on that list. A store in Kingston, Massachusetts will be impacted, with closures anticipated to go into effect by April.

There are some 1,150 Kohl's stores across the country.

The Brookfield property for sale includes 100,000 square feet of retail space and 405 parking spaces. A Five Guys fast-food restaurant is part of the same plaza.

The real estate listing highlights that the property is in "the area’s primary commercial corridor, and benefits from outstanding visibility and frontage."

The store is next to a BJ's Wholesale Club and nearby to numerous other large retailers like Costco and JoAnn Fabrics.

"The location is part of a dominant trade area centered around the junction of US Routes 7 and 202 and Interstate 84 with countless businesses, national retailers and restaurants, and manufacturing and warehouse facilities nearby, all of which draw significant traffic to the area," according to the LoopNet listing.
