Informational Meeting on Greenwich Property Reval Scheduled
One meeting will be held Thursday night, the other next week.

The Town of Greenwich Assessor’s Office is completing the preliminary values for the 2015 revaluation.
The town has contracted the services of Tyler Technologies and J.F. Ryan & Associates. Tyler Technologies is completing the residential portion of the revaluation and J.F. Ryan & Associates is completing the commercial and tax exempt portions.
State law requires that all Towns be revalued every five years. Greenwich completed its last revaluation for the 2010 Grand List. The rational for such frequent revaluations is to keep assessments equitable and reflect the current fair market value – what the property would sell for in that year’s market. All assessments in Greenwich are at 70% of fair market value per state statute.

The Assessor’s Office has had appraisers reviewing property within the Town of Greenwich. Such personnel have been issued an ID by the Town of Greenwich. Anyone with questions or concerns about this process should contact the Assessor’s Office at (203) 622-7885. All residents and businesses also should feel free to ask for the appraiser’s identification before admitting him or her into ones property.
The assessor is holding informational meetings with homeowner groups around town. Also, two Revaluation Presentations for the public will be held by the assessor on Thursday, Nov. 5 and Monday, Nov. 9. These two meetings will be in the Town Hall Meeting Room from 7 to 9 p.m. The Public is invited.

Each property owner shall receive a notice of assessment change sometime after Nov. 10. At that time, informal hearings shall be available for all taxpayers to discuss their new assessment. There shall be informal hearings from November through February at the Town Hall to accommodate any and all questions and issues arising from this revaluation. The Assessor shall also be available throughout this period to answer taxpayers questions.
In addition to the informal hearings, property owners who disagree with their assessments shall have the opportunity to appeal their assessment to the Board of Assessment Appeals by March 2016. If still not satisfied, one may appeal to the Superior Court in Stamford.
The new assessments shall be a value as of Oct. 1, 2015. This new assessment shall be reflected on the July 1, 2016 tax bill due by Aug. 1, 2016. The second half of the FY 16-17, tax bill will be sent by Jan. 1, 2017, due Feb. 1, 2017.
