Record-Setting Home Sale Announced In Greenwich

The transaction set a new record for a single family sale in a particular section of Greenwich, according to Sotheby's.

GREENWICH, CT — A six-bedroom, seven-bathroom home located at 198 Shore Road has sold for $21.9 million, setting a new record for a single family sale in Old Greenwich, according to Sotheby's.

According to the Greenwich MLS (GMLS), the first single family sale reported in the area of Old Greenwich was reported closed on Oct. 26, 1998 for $445,000 at 15 Rockwell Place.

There have been 2,813 single family homes reported closed in the GMLS from Oct. 26, 1998 through Aug. 19, 2025. The home at 198 Shore Road was reported closed on Aug. 6.

"This extraordinary house is the creation of two thoughtful & inspired owners who have been designing & building this masterpiece for over seven years," Sotheby's says in the listing.

"They worked with Dinyar Wadia and Robert Butscher of Wadia Associates to build this masterpiece on the site of a beautiful old Lucas Point house that could not be rebuilt owing to constraints of flood plain. The new house feels like it has been on the property forever now with beautiful gardens and grounds."

A "subtle twist of siting" allows south and east-facing views across Long Island Sound from almost every direction. The property, which is .65 acres, features a cottage, pool, whole house generator and a FEMA-approved permit for a dock.

The guesthouse is linked to the main resident by a glass breezeway and frames a secret garden courtyard, making Shore Road disappear, according to Sotheby's.

The home has "a handsome walk-in wine cellar and beautifully appointed butler’s pantry" that flank the entrance to an "elegant" dining room featuring Iksel hand painted scenic wallpaper and a built in china cabinet and a lacquered ceiling, Sotheby's notes.

There is also a well-outfitted office, a soundproof gym and an elevator from the garage area to the first floor.

"While the house has 7,902 square feet, along with open garage and ample locked storage, it is manageable space and unfolds to accommodate visiting family and guests," Sotheby's notes. "There are currently six bedrooms and a sleeping loft."

Special features include a Vermont slate roof, custom double-hung windows with hidden, retractable screens, oak floors, a six-zone HVAC system, state-of-the-art lighting and a smart-house control system.
