Portion Of Land Formerly Owned By Paul Simon, Richard Gere Listed For Sale In New Canaan

Two properties set on the former site of the iconic stars' expansive New Canaan estate are now listed for sale.

NEW CANAAN, CT — Two properties set on the former site of Paul Simon and Richard Gere's expansive New Canaan estate are now listed for sale with more planned for future sale, according to SBP Homes.

In a news release earlier this month, the Stamford-based real estate development company announced the new residential development on Brookwood Lane has officially launched sales of its first two homesites.

The homesites are part of a nine-lot subdivision built on the land that housed Simon and Gere's former expansive estate.

The nearly 32-acre Brookwood Lane property was previously owned by Gere after he purchased the land from Simon and his wife, Edie Brickell, in the summer of 2022.

Simon and Brickell had owned the property for 20 years before selling to Gere and his wife, Alejandra Silva.

At one point, the "Pretty Woman" actor sought to turn part of the property into a private farm and even attended a Planning and Zoning Commission meeting in August 2023 to discuss the couple's plans.

Gere ultimately decided to move his family to Spain and sold the home in late 2024, shortly after which plans to turn the iconic estate into a nine-lot subdivision were submitted to the town.

In an email this week, SBP Homes Spokesperson Adam Sherer said the subdivision of the property was approved by the town for nine building lots, the first two of which are now listed for sale.

Set along a bucolic stretch of Brookwood Lane, this 31-acre estate with a storied history of notable owners is entering an exciting new era, the release from SBP Homes reads.

According to SBP Homes, the reimagined property introduces a collection of nine individual homesites that honor New Canaan's quintessential charm while offering buyers a generational chance to build on one of the last great parcels in town.

The two homesites are located at 48 Brookwood Lane and 122 Brookwood Lane, according to property listings available on the Houlihan Lawrence website.

Listed for $2.95 million, the vacant land at 48 Brookwood Lane measures 4.01 acres and includes "a charming, historical cottage that can be further improved, expanded or replaced with your new dream home," according to the listing.

The vacant land at 122 Brookwood Lane is listed for $2.495 million and is set "on an oversized 2.16 acre parcel on a quiet cul-de-sac," according to the listing.

SBP Homes notes the property's landscape unfolds with rolling meadows, mature woodlands, specimen trees, babbling brooks and historic fieldstone walls, a setting that captures the timeless beauty of New England.

Each homesite, ranging from over two acres to nearly five acres, has been thoughtfully positioned to preserve the land's natural contours, maximize privacy and frame sweeping views across the surrounding landscape, according to SBP Homes.

Developed by Sound Beach Partners, the vision for this property centers on celebrating the natural landscape through a master plan carefully designed to evoke the character and charm of New Canaan's most beloved laneways and neighborhoods, according to the release.
