Phase 1A Of New Haven Veterans Memorial Coliseum Redevelopment Done
Phase 1A: a 200-unit residential building, 16K sf of retail space, 25K sq of public open space, and a public plaza along a retail laneway.

NEW HAVEN, CT — City and state officials joined redevelopment partners for the ceremonial for the ribbon cutting ceremony of The Anthem at Square 10, the "transformational" redevelopment project at the former New Haven Veterans Memorial Coliseum.
The event celebrated the completion of Phase 1A, which includes a 200-unit residential building (inclusive of 40 affordable units), 16,000 square feet of retail space, 25,000 square feet of public open space, and a public plaza along a retail laneway. The developer, LWLP New Haven LLC, is a consortium made up of Spinnaker Real Estate Partners, the Fieber Group, and KDP. The City of New Haven and LWLP New Haven LLC finalized the conveyance of the property on October 27, 2022. The total projected costs for Phase 1A are estimated to be $76 million.
The next two phases are Phases 1B and 1C. Phase 1B will consist of an additional 75 to 100 apartments and a 650-space parking garage.

Ancora L&G will deliver Phase 1C, which includes a 200,000 square foot med/lab building with a ground-floor restaurant.
The redevelopment of Square 10 is an important component of the City of New Haven’s larger Downtown Crossing initiative, a news release from Elicker reads. The release noted that the "project is transforming the former Route 34 expressway/Oak Street Connector into a new network of urban boulevards that reestablishes the city street grid." It was also noted the plan "reclaims ten acres of developable land previously unavailable due to the expressway right-of-way, and reconnects neighborhoods long cut off from each other by the failed 'urban renewal' efforts of the past.
