ORANGE, CT — A former trailer park will be the site of a new medical office building in Orange, according to realtors.
Racebrook Medical Center, LLC recently purchased the more than 1.6-acre lot at 235 Boston Post Road in Orange for $1.35 million, according to a news release.
It was one of several recently completed transactions announced this week by Michael Richetelli, President and Designated Broker of Colonial Properties, Inc. in Orange.

Richetelli also announced the sale of a century-old home that will become the site of a new O’Reilly Auto Parts store in Wallingford.

Fred A. Messore, Sr. Vice President, represented the seller, Estate of Mary Furs c/o Kimberly Formica, Executrix in the sale of 320 South Colony Road in Wallingford. The more than 1-acre property was purchased by O’Reilly Auto Enterprises, LLC for $750,000.
O’Reilly Auto Parts first started in 1957 with one store and today have 5,873 stores in 47 U.S. states.
“They plan to redevelop the land and open a new retail location in the coming year,” Richetelli wrote in the news release.
The seller was represented by Attorney Paul Kaplan from New Haven.
The Wallingford Planning and Zoning Commission approved plans for the new O’Reilly Auto Parts store earlier this year. The 7,225-square-foot store will be located next to Walgreens on Route 5 in Wallingford, the Record-Journal previously reported.
Messore was also the sole broker in the sale of 64 & 78 Pulaski Highway in Ansonia. The more than 27-acre lot was purchased by Fortitude Capital, LLC for $1.15 million. The seller, Peter Overchuk and Family, was represented by Attorney’s Kevin J. Curseaden and Joy Topazian Moore with Curseaden & Moore, LLC. The buyer was represented by Attorney Michael Hanna with Day Pitney, LLP.
“These sales demonstrate the demand for raw land,” Richetelli said in the news release. “With the scarcity of inventory for buildings, users and developers are actively seeking sites to build on.”
