Under Construction McDonald's Property Up For Sale In Shelton

SHELTON, CT — A McDonald's restaurant property currently under construction at 6 Todd Road, approved earlier this year by the Planning and Zoning Commission after months of discussion, is now up for sale in Shelton, according to a new listing.

The property was listed Thursday by Bob Horvath and Todd Tremblay of the Massachusetts-based commercial real estate agency Horvath & Tremblay with an asking price of $3,249,900.

According to the listing on Crexi.com, the free-standing single tenant McDonald's restaurant consists of a 3,690-square-foot building with a drive thru.

The restaurant chain has a new 20-year Absolute NNN Ground Lease on the property, with eight five-year renewal options. It also "requires zero management responsibilities, making it an attractive investment for the passive real estate investor," according to the listing on Crexi.com.

McDonald's has not announced an opening date for the restaurant yet. The listing notes April 1, 2025, as the "anticipated rent commencement date" for the property.

CT Insider reports the new landlord would own the restaurant, however they would not be responsible for running it, as McDonald's hires franchisees to operate their businesses.

Tenants would be solely responsible for operating expenses like maintenance, taxes and insurance under the Absolute NNN Ground Lease, and the landlord would collect rent from McDonald's corporate, according to CT Insider.

Plans for the city's first McDonald's restaurant were approved by Planning and Zoning back in May by a vote of 5-1, with only one commissioner remaining opposed.

Plans for the new fast food restaurant were first submitted to the city in December by Avon-based Six Todd Road LLC, calling for construction of a 3,690-square-foot single restaurant with a two-lane drive thru and 37 parking spaces.

The first public hearing on the McDonald's plans took place in February and continued into May.

While there are a number of McDonald's restaurants in the nearby communities of Trumbull, Derby, Monroe, Milford, Orange and West Haven, the fast food chain does not currently operate a location in Shelton.

Once built, the new restaurant would add to the state's growing roster of McDonald's locations. According to a special report by 24/7 Wall St., the globally popular fast food brand operated just over 140 McDonald's restaurants in Connecticut as of 2021.

Restaurant Business reports the fast food chain opened six new restaurants in the U.S. in 2022 and finished the year with six more than it had at the end of 2021, something the company had not done since 2014.

The company also indicated plans to build more McDonald's restaurants both in the U.S. and globally in 2023. Though the company peaked at 14,350 locations in the U.S. in 2014, it closed over 900 restaurants between that year and the end of 2021, according to Restaurant Business.
