Tervis fully vacates former headquarters in Venice

At nearly 120,000 square foot Venice campus, two tenants are fully operational and 54,000 square feet remain to lease

VENICE, FL, May 22, 2025 – Drinkware brand Tervis has fully vacated the 119,989-square-foot campus at 201 Triple Diamond Holdings in North Venice that previously served as the company’s headquarters for nearly 20 years.

The property has already secured two new tenants that are fully operational: gaming software company Combat Waffle Studios, Inc., and multisport facility Global Sports Institute. Now, 54,189 square feet – including 37,650 square feet of warehouse and 16,539 square feet of office space – remain available for lease at the property.

“We see potential for a wide range of industrial uses at this property, including manufacturing – particularly in the medical and pharmaceutical sectors – e-commerce operations and building supply distribution,” said Michelle Senner, SIOR, senior associate at Colliers, whose team manages leasing at this property for owner Buligo Capital. “Given the significant growth in the surrounding area, especially in building demand, and the strong performance of projects to the north, this location offers an ideal central position between Tampa and Fort Myers, two strong industrial markets.”

Combat Waffle Studios Inc., a veteran-owned gaming software company backed by Meta, announced its 23,349-square-foot industrial lease in a stand-alone building on the property in February. The company is fully operational at the space and is aiming to eventually have 100 employees working from this office.

Founded in 2022, Combat Waffle Studio’s “Ghosts of Tabor” quickly reached #1 on the top sellers’ list for SteamVR and the top #11 in the top sellers list of all Steam games; it is also a top-selling title on the Meta Quest Store since launch. The company has a growing portfolio of VR experiences in development for SteamVR and Meta Quest platforms, including new titles “Wilds of Kanto” and “Nightstalker's.”

In addition, last year Global Sports Institute (GSI) announced its 42,451-square-foot lease at the property. Founders and trainers Donald Suxho and Yury Shakirov bring over 35 years of international volleyball experience to this cutting-edge multisport facility, which offers volleyball, pickleball, yoga and full gyms. At its core, GSI is a state-of-the-art volleyball training facility with serving machines, spike trainers and one-on-one private volleyball training.

GSI serves athletes and fitness enthusiasts from Sarasota, Bradenton, Fort Myers, Tampa and beyond, and just opened registration for its Spring and Summer volleyball programs for all ages.

The property is located in the Triple Diamond Industrial Park in the Sarasota submarket and offers easy access to Interstate 75 half-way between Tampa and Fort Myers. The property was recently renovated with new exterior paint, parking lot striping and landscaping upgrades. The vacant warehouse building has two van-high loading doors and four dock-high loading doors.

“Tervis took great care of the property, and it shows,” said Ran Preis, vice president of acquisitions and asset management of Buligo Capital. “The warehouse and office area are in move-in ready condition, which is unique in today’s market. What’s even more exciting is the exponential growth we’re seeing in the south Sarasota area, with tens of thousands of future and under-construction residential units and dozens of commercial and industrial developments underway. This property is well positioned to accommodate rising tenant demand.”

According to inside sources, Tervis has relocated its headquarters to its original manufacturing location – which later became a flagship retail store – at 928 S Tamiami Trail in Osprey, Fla. The company filed for Chapter 11 bankruptcy in early 2024, due to declining sales and rising operational costs, but emerged from bankruptcy later that year after restructuring its debt and streamlining operations.
