North Point Mall To Be Redesigned As Mixed-Use Development

ALPHARETTA, GA — The once-bustling North Point Mall in Alpharetta has seen a decline in popularity as outdoor shopping has taken over metro Atlanta. A newly released plan hopes to drive traffic back to the redesigned "North Point."

Trademark Property Company has signed on to redevelop North Point Mall, which has been branded as “North Point,” as an 80-acre mixed-use community. Plans for the redevelopment include a walkable street network with green space and mixed-use buildings.

“This is a radical reimagining of a once-dominant mall into a vibrant mixed-use community bursting with energy and people," Founder and CEO of Trademark Terry Montesi said. "We have carefully considered the right uses and densities and every design detail to create a meaningful place that serves the region for generations. The proposed redevelopment will act as a catalyst for the North Point corridor while preserving North Point as a regional destination for shopping, jobs and entertainment.”

A large portion of the mall will be demolished, with the remaining exterior facades and interior spaces also getting renovated. Large areas of the established surface parking will be transformed into new streets, green spaces, trail way links and buildings.

The property owner has submitted an application to the City of Alpharetta in which they request variances from city codes and a change in zoning they say are necessary to carry out the planned redevelopment.

The outdoor areas include:

  • 10,500-square-foot event plaza that can accommodate more than 2,500 concertgoers
  • Interactive water features
  • Pocket parks with art, soft seating
  • Village green space with outdoor dining
  • Sustainable park that collects and redistributes storm water
  • Variety of meandering paths and gardens, including a food and beverage garden with a specimen tree
  • Streets designed with wide, walkable, and bike-able sidewalks, with trees and landscaping that provide a buffer from cars

The space will be divided into three sections that intertwine, including the Village, Neighborhood and Station.

The Village will be located in the demolished portion of the mall, and will include patios, seating and covered outdoor space.

The Neighborhood hosts the residential areas, and will have connectivity to the AlphaLoop, and sidewalks and trails throughout North Point. The trails will feature stores, signage and outdoor seating.

The Station is the home of the commercial hub, and will host large events, including festivals, farmers markets and art fairs.

“Over the last year we have conducted a number of community surveys and tenant meetings, and we are encouraged by the feedback and ideas, many of which are reflected in our redevelopment plan," North Point General Manager Nick Nicolosi said. "We are excited to take the next step in reimagining North Point and look forward to working with the city to bring this important project to life.”

The project supports the City of Alpharetta’s Horizon 2040 Comprehensive Plan, North Point Livable Centers Initiative, North Point Overlay and Eco district Strategy. Out of the 100-acre site, more than 83 acres will be rezoned to accommodate mixed-use redevelopment.

The first phase of the redevelopment includes:

  • 85,200 square feet of new retail, restaurant, and service space
  • 50,000-square-foot retail/entertainment anchor space
  • 15,000-square-foot food hall
  • 25,000 square feet of entertainment space
  • 25,000 square feet of creative office/coworking space
  • 320 for-rent multifamily residential units

The master plan will ultimately introduce:

  • Up to 315,700 square feet of new retail, restaurant, and creative office space
  • 120,000 square feet of office space
  • A 150-key hotel
  • 17+ acres of civic/amenity space
  • 36 for-sale town homes
  • 900 for-rent multifamily residential units, which will be developed in multiple phases over the next decade

The city has scheduled public hearings for June, and the public will also have an opportunity to hear directly from Trademark Properties during a Community Zoning Information Meeting on May 11. Meeting details can be found online.
