East Cobb Cases on Planning Commission Agenda
Three residential applications will be heard at Tuesday's meeting.

The following are summaries of East Cobb-area rezoning cases that will be heard Tuesday by the Cobb Planning Commission.Â
The meeting begins at 9 a.m. in the 2nd floor BOC room, 100 Cherokee Street, Marietta.
Final action on rezoning cases comes from the Cobb Board of Commissioners, which will next hold a zoning hearing on Aug. 20, also in the same location at 9 a.m.
Richard Duncan, on behalf of Frederick and Nancy Apple (Z-27)
- To rezone 1.93 acres on the west side of Wesley Chapel Road, across from Loch Highland Parkway, from R-30 to R-15, for the construction of four single-family homes. The homes are around 2,600 square feet in size with a price range of $400,000 to $600,000.Â
The Cobb Zoning Analysis staff concludes that the proposal "will not permit a use that is suitable in view of the use and development of adjacent and nearby properties."
Staff also recommends an R-20 rezoning category (for a maximum of three homes), reducing the density to around 1.55 units an acre, more in line with the surrounding community, and that the developer agree to make improvements to mitigate traffic concerns.Â
Century Partners, LLC (Z-44)
- To rezone 2.6 acres on the northeast intersection of Robinson Road and Sadlers Walk from R-20, RA-4, RA-5 and LRO to RA-5 residential for the construction of an 11-home subdivision.Â
The Cobb Zoning Analysis staff recommends approval, saying the development would be suitable given surrounding development, but suggests some modifications, including traffic, water and sewer, and stormwater management.Â
Lot One Homes, Inc. (Z-48)
- To rezone four acres on the southeasterly side of Mabry Road, north of Huntridge Drive and south of Hedge Sparrow Court, from R-30 to R-15 for the construction of five single-family homes.Â
The Cobb Zoning Analysis staff is recommending approval, given that nearby homes are zoned to the same density (around 2 units per acre), with some modifications.
The following East Cobb applications originally scheduled for August have been delayed for further staff analysis:
- Isakson Senior Living Communities LLC, Z-43. (Read East Cobb Patch coverage);
- R. David Clark and M. Kay Clark, Z-45. Rezoning 7.4 acres on the east side of Oak Forest Circle, northeast of the terminus of Oak Forest Drive, east of Johnson Ferry Road, from R-30 to R-15 for a single-family subdivision.
