New Pulte Homes Subdivision Is Coming To Northeast Cobb

The 92-home subdivision will be located at the site of almost 50 acres of former farmland, which was once going to be a county park.

EAST COBB, GA — A 92-home subdivision is coming to East Cobb following a Cobb County Board of Commissioners meeting this week.

The subdivision, which will be located on nearly 50 acres of former farmland near the intersection of Ebenezer and Blackwell roads, was approved unanimously at Tuesday's meeting. The site was once being eyed by the county as a possible park, the Marietta Daily Journal reported.

Pulte Homes previously presented a 99-home community earlier this year, surrounding a common lake and recreation area; however, neighbors protested that plan because they thought the lots were too small, and there were too many homes.

Pulte and Rob Hosack of Taylor English Decisions, the firm representing Pulte Homes, eliminated the open space and provided 2,500-3,000-square foot homes on lots of at least 15,000 square feet.

John Stuetzer, an opposition leader, said while he and other neighbors were pleased with some of the changes, they still wanted a limit of 85 homes and a minimum home size of 3,000 square feet.

Commissioner JoAnn Birrell, whose district includes the property area, included a 3,000-square-foot minimum home size in her motion to approve the subdivision. She also included a 35 percent maximum of impervious surfaces on all lots, East Cobb News reported.
