Boutique Hotel Project Moves Forward In Downtown Roswell

The groundbreaking for the mixed-use project, which will include a hotel, restaurants, retail and office space, will be held in October.

ROSWELL, GA — Canton Place Development has released more details and an updated conceptual rendering for a mixed-use development it will build in downtown Roswell. The project is anchored by a 125-room boutique hotel and will be home to restaurants, retail shops, urban markets, office space, parking and lifestyle amenities within walking distance to Canton Street.

The development is located within the Magnolia Street, Mimosa Boulevard and Webb Street boundaries, and sits behind shops facing the south end of Canton Street. The $88.2-million investment includes roughly 50,000 square feet of retail, restaurant, and office space available for lease, and about 400 self-parking and valet spaces with a Lyft and Uber drop-off area.

“This project was designed with two key elements always in mind: establishing connectivity with all of
Canton Street and neighboring historic district and creating an experiential gathering place for Roswell
residents and visitors,” said long-time Roswell resident Kevin Bryant and Abby Port, co-founders of
Canton Place Development. “The vision of everyone involved with the project is to transform the area
from a linear street to a full city block that features pedestrian areas to explore, work, stay and play.”

Roswell leaders at their Monday, Aug. 27 meeting unanimously approved modifications to the site plan for the project. Council members imposed several conditions for the approval, such as requiring the developer provide 50 parking spaces to the city for public use; maintaining West Alley as a two-way street; building eight-foot sidewalks along Webb Street, Mimosa Boulevard and Magnolia Street; and creating pedestrian connectivity to adjacent parcels.

The hotel will be built on the land owned by Roswell King, the city's founder, when he first came to the area,
and feature garden views, upscale dining, lounge, pool, fitness center, and spa. The hotel brand will be part of the Hilton Curio Collection, a group of unique hotels, each with their own history and character in cities across the globe. It will be operated by Atlanta-based Davidson Hotel Company along with its lifestyle and luxury operating division, Pivot Hotels & Resorts.

The adjacent event building will include more restaurant and large event spaces and is designed to pay homage to the look and feel of old Roswell and the historic mill King built in 1836. Large tracts of greenspace are planned for the site, including a 24,000-square-foot outdoor ballroom and garden running along Magnolia Street and a large hotel courtyard that will sit at the project’s center.

The project received a green light in July 2017 when Roswell City Council members approved a conditional use permit to operate the hotel on land at 37 Magnolia Street, 895 Mimosa Boulevard and 26 Webb Street.

“The design vision for the development was to create a walkable urban gaslight district that connects Canton Street with this truly historic part of Roswell through beautifully landscaped terraces, wide sidewalks, stairs and the hotel’s courtyard,” said Alex Paulson, principal at Randall-Paulson Architects.

Paulson has worked alongside Gray Reese to lead the project’s design and architecture. Both men have
nearly three decades of experience in hospitality and mix-use architecture and construction contracts
resulting in award-winning projects. Reese has been lead architect on several Bohemian hotel concepts,
part of the Marriott Autograph Collection, and his work can be seen in such historic cities as Savannah,
Asheville, North Carolina, and Charleston, South Carolina.

Updated conceptual drawings show scope of the 2.92-acre development including the hotel and mixed-
use spaces, as well as additional 0.43 acres of boutique retail space along Webb Street at the north end
of the land parcel.

A ground breaking to kick-off construction is expected to take place in October 2018. Additional information will be released as it is confirmed regarding development and construction milestones, signed retail and office tenants, parking and traffic flow updates, etc. The entire project is slated for completion in late 2020.

“The boutique hotel and mixed-use project is going to create an incredibly unique, vibrant destination
within Roswell's historic district that will truly set our community apart within the region,” said Steve
Stroud, executive director of Roswell Inc. “This creates a stronger sense of place and identity for our city
and will also serve as a catalyst for additional investment in Roswell.”
