What’s really happening in the local real estate market?

If you listen to some, you might think the current real estate market is in free fall.

The picture is more complex. Compared to last year, in the second week of October:

  • Pending sales are down 43%
  • Closings are down 22%
  • Prices are up 10%, and up 14% year-to-date on tight inventory, as homeowners stay put

These changes present opportunities for both buyers and sellers. Sellers can offer their homes with less competition. Buyers have more flexibility to negotiate prices. And with the right guidance, buyers have options to lower their interest rates as well. But to take advantage of these opportunities you need a trusted advisor with deep experience in our market and at getting deals done.

Here are the top three stories today in Woodstock-Towne Lake:

  1. The Cherokee County Board of Elections and Registration has certified the county's results of the Senate runoff. Our county leaned towards Walker in the runoff, who received 69.08% of our votes, while Warnock received 30.92%. The numbers have been updated on the Georgia Secretary of State's website, though not all Georgia counties have certified their results. There is a hand-count audit set for Wednesday morning this week. (Subscription: Cherokee Tribune & Ledger-News)
  2. The Cherokee County School District honored the winners of the CCSD 2022-23 Support Staff Employees of the Year last week. The overall winners include Boston Elementary School kindergarten paraprofessional Debbie McMichen, CCSD Preschool Centers Head Start paraprofessional Julissa Izaguirre and CCSD Technology & Information Services technology specialist Jill Phillips. Each school's support staff was recognized, the winners went home with a plaque and other gifts of appreciation. You can see the entire list of honorees here. (CCSD Press Release)
  3. There's a new business in the Towne Lake area, and it looks delicious! Graze Craze designs and creates handcrafted charcuterie boards and boxes for "graze-style meals." The brand currently operates in 14 U.S. states, and the franchise owner also runs Smallcakes Cupcakery and Creamery in East Cobb. The store is located at 2054 Eagle Drive, Suite 110. It offers a pick-up option or free local delivery. (Subscription: Cherokee Tribune & Ledger-News)
