What’s really happening in the local real estate market?
If you listen to some, you might think the current real estate market is in free fall.
The picture is more complex. Compared to last year, in the second week of October:

- Pending sales are down 43%
- Closings are down 22%
- Prices are up 10%, and up 14% year-to-date on tight inventory, as homeowners stay put
These changes present opportunities for both buyers and sellers. Sellers can offer their homes with less competition. Buyers have more flexibility to negotiate prices. And with the right guidance, buyers have options to lower their interest rates as well. But to take advantage of these opportunities you need a trusted advisor with deep experience in our market and at getting deals done.

- Becker Robotic Equipment, a $30 million robotics company, will be building a manufacturing facility in Canton. This new location will serve as the North American headquarters and will create about 130 new jobs, including those in the sales, engineering, project manager, customer service and service technician fields. Becker Robotic Equipment builds robotics machinery for the automotive industry and is headquartered in Germany. (WSB-TV)
- Registration is open for the 17th annual Guns and Hoses 5K Run/Walk. The 5K will be at Hobgood Park on February 11, and the charity race is a certified race for the Peachtree Qualifier. Charities that will benefit from the 5K were chosen by the Cherokee Sheriff's Office (Guns) and Cherokee County Fire and Emergency Services (Hoses) and include Sheriff Frank Reynolds Charities and The Goshen Valley Boys Ranch. You'll pick the team you want to represent when you register. (Cherokee Recreation & Parks)
- Woodstock Arts is holding auditions for its upcoming productions of “Murder on the Orient Express” and “Company.” Auditions will be held Sunday and Monday from 6 - 9:30 p.m. Video submissions will be accepted until Monday at 8:30 p.m. You can send those videos to zach@woodstockarts.org. In-person callbacks will be held on December 14 for “Company” and on December 18 for “Murder on the Orient Express.” Please see the posting to register and for more information. (Woodstock Arts)
- A former Atlanta police officer has been sentenced to 45 years in prison followed by life on parole for sexual assault in Acworth. The former officer, Lionel Dely of Marietta, was arrested in February after assaulting a woman during a massage appointment. Three other women came forward stating similar incidents, but the state was unable to bring charges for those incidents as they occurred outside Cherokee County. Those three women were able to testify, though, in this case. Dely also must register as a sex offender, pay $1,100 in restitution and cannot contact any of the victims. (Fox 5 Atlanta)
