What’s really happening in the local real estate market?

If you listen to some, you might think the current real estate market is in free fall.

The picture is more complex. Compared to last year, in the second week of October:

  • Pending sales are down 43%
  • Closings are down 22%
  • Prices are up 10%, and up 14% year-to-date on tight inventory, as homeowners stay put

These changes present opportunities for both buyers and sellers. Sellers can offer their homes with less competition. Buyers have more flexibility to negotiate prices. And with the right guidance, buyers have options to lower their interest rates as well. But to take advantage of these opportunities you need a trusted advisor with deep experience in our market and at getting deals done.

  1. The Roswell Police Department has reached out to neighboring counties asking for help in locating a missing, at-risk adult. The subject of a recent Mattie's Call, 64-year-old Hussein Esmail, has been missing since around 11 p.m. on November 11. The missing man is described as a 5-foot-five Indian male, 162 pounds, brown eyes, balding black hair and wearing glasses. He was last seen waking eastbound on Holcomb Bridge Road from the Waffle House at 1470 Holcomb Bridge Road. There are reported but unconfirmed sightings of the missing man two days later near Shallowford Road and Sandy Plains Road in Cobb County. If you have seen Esmail or know of his whereabouts, please contact Detective Sroka at 770-640-4386 or call 911. (Cherokee Sheriff's Office via Facebook)
  2. The Georgia Recreation and Parks Association recognized Cherokee Recreation & Parks with an Outstanding Program Award for the Cherokee Youth Basketball program run by the county department. The basketball program started in 2011 and has grown to include 556 teams and over 4,000 players that practice and compete during the regular season running from October to March each year. The program is open to all county children from kindergarten to 12th grade, and teams are provided practice time and space in their local schools, along with a uniform and a game schedule that begins in December. 3. The Cherokee County School Board approved mid-year bonuses for teachers and support staff last week. The one-time supplemental payments of $1,000 and $500 will be included in upcoming paychecks for full-time and part-time employees respectively. There are currently 5,000 eligible employees in the school district and the payments total $5.57 million. Several proposed measures for future compensation improvements were heard during the meeting from Dr. Bryan V. Hightower, the Superintendent of Schools, including salary increases, retention bonuses and new salary schedules. You can read more about the suggested improvements here. 4. If you missed Woodstock's recycling event on Saturday, don't worry, the Cherokee County Recycling Center and Premier Surplus, Inc., are hosting an electronics recycling event on December 3. Items that can be accepted free of charge include personal computers, laptops, modems, printers, batteries and more. Items that can be brought in for a fee include televisions for $25, CRT monitors for $10, large projection televisions for $40 and LCD monitors for $5. You can view the entire list of accepted items here. If you're interested, there is time to get it done before taking off for your Thanksgiving festivities - the shelter is open today and tomorrow, from 10 a.m. - 4 p.m. If your pet is already chipped, it's a great idea to update any information that may have changed before you travel. No appointments are needed for the service, you can walk right in.
