What’s really happening in the local real estate market?

If you listen to some, you might think the current real estate market is in free fall.

The picture is more complex. Compared to last year, in the second week of October:

  • Pending sales are down 43%
  • Closings are down 22%
  • Prices are up 10%, and up 14% year-to-date on tight inventory, as homeowners stay put

These changes present opportunities for both buyers and sellers. Sellers can offer their homes with less competition. Buyers have more flexibility to negotiate prices. And with the right guidance, buyers have options to lower their interest rates as well. But to take advantage of these opportunities you need a trusted advisor with deep experience in our market and at getting deals done.

Here are the top five stories today in Woodstock-Towne Lake:

  1. It's Election Day! Here are some tips on getting to the polls and casting your vote. Georgia.gov has a great voting resource with a step-by-step list on voting procedures, it is a very good resource. When you head out to the polls, make sure to bring your photo ID with you, that's how poll workers will verify your registration. If you don't know your polling location, you can find it by checking the Secretary of State's website, My Voter Page. Once you enter the information requested, you'll see details about your voter registration, including an indicator of your active status, a sample ballot and a link to print your precinct card. There are also links on the page to display information about your voting location, voter participation history, information about your districts and elected officials and more. (The State of Georgia Website)
  2. A fire station in Woodstock will be closed for repairs after a car crashed into the building on Sunday afternoon. The station on River Park Boulevard was left without power, as the car also hit the station's backup generator and a transformer in the accident. Firefighters were inside the building at the time, but none were injured. The man driving was removed from the vehicle and treated by the firefighters until an ambulance arrived to bring him to the hospital, and a fire outside the car was extinguished by the crew. Those assigned to Fire Station 24 will be relocated to other area stations while repairs are underway. The cause of the accident is still under investigation. (Woodstock-Towne Lake Patch)
  3. Woodstock Parks and Recreation is holding a rock painting get together on December 5 at 6 p.m. I've taken part in the Pollinator and Día de los Muertos rock painting events, they were both so fun! The upcoming "'Tis the Season ROCKS!" session will focus on the holidays, and participants will paint rocks to celebrate, honor and remember all winter-season holidays. Once the rocks are painted, you can hide them around town for others to find. Please register online for this free event being held at the WGLSC Activity Center Expansion, 223 Arnold Mill Road. (Woodstock Parks and Recreation)
  4. Downtown Woodstock will be the place for holiday shopping next week during the Holiday Sip + Shop on Thursday, November 17. You can shop downtown from 5 - 9 p.m. and enjoy special deals, light snacks and beverages from participating shops. The link to purchase tickets is here, and there will be a tote bag and directory of participants to pick up when you arrive at the Woodstock Visitors Center, at 8588 Main Street. (Downtown Woodstock via Facebook)
  5. The Christmas Jubilee & Parade of Lights is coming up on December 3, and there's still time left to apply to take part as a goods vendor, food vendor or parade participant. The deadline to sign up is November 21, and as of right now, there are several open spots for each category. Click the links to see more information and to submit your application. The Parade of Lights will start at 5:30 p.m. on December 3 at Woodstock Elementary School. The parade will travel down Rope Mill Road to Main Street, and from there it will travel south on Main Street to Sam's Club. (Woodstock Parks and Recreation)
