Two New Subdivisions Approved For Bolingbrook

One subdivision, near Hassert Boulevard and Essington Road, comprises more than 50 acres and will house 121 single-family homes.

BOLINGBROOK, IL — Two new subdivisions are coming to Bolingbrook. The Village Board approved the final plats for the "Sawgrass" and "Springs at Lily Cache Creek" subdivisions at its July 27 meeting.

Both grand openings are set for early 2022. Pulte Group, helming Sawgrass, said the grand opening is expected early next year, while Continental Properties, which is overseeing the Springs subdivision, said move-ins are expected as early as April 2022.

Located near the intersection of Hassert Boulevard and Essington Road, Sawgrass is a 52.165-acre subdivision that will comprise 121 single-family homes, falling within the Indian Prairie School District 204, and six outlots. Homes will range in size from about 2,400-3,300 square feet and have three to four bedrooms.

With prices starting in the mid-$400,000s, the two-story houses will feature open layouts and Smart Home technology. The subdivision will also include a fiber network to provide fast, multi-user internet.

The Springs subdivision, on the other hand, will house 320 townhome-style apartments ranging from studios to one- to three-bedroom apartments with private, ground-level entrances.

Continental Properties announced the groundbreaking for the subdivision June 22, a month before the board approved the final plat. Lindsey Miller, Bolingbrook's urban planner, said the plans were previously reviewed but not officially announced and approved by the board until last week.

"It had already been looked at but it was just a matter of getting the final approval," she told Patch.

The apartments will feature open-concept floor plans, gourmet kitchens, private patios or balconies and full-size washers and dryers. All apartments will also be pet-friendly with no weight limits. Amenities at the subdivision will include a resort-style pool, community clubhouse with a coffee bar and a 24-hour fitness center.

"Bolingbrook continues to benefit from the economic expansion and is expected to add close to 1,000 new jobs, furthering the need for more housing options," Heather Riggs, vice president of multifamily operations at Continental, said in a statement. "With this increased demand along with the well-established nearby retail offerings, Springs at Lily Cache Creek will truly bring value to the Bolingbrook community."
