Developer Seeks To Revamp Ogden Ave. Spot With 2 Businesses, Drive-Thru

DOWNERS GROVE, IL — On Tuesday, the Downers Grove village council will review a redevelopment proposal for 535 Ogden Ave. Proposed plans for the site, formerly home to Byline Bank, include creating a new retail space with two-tenants and a drive-thru for a coffee shop or restaurant.

Developers hope to renovate the current building, remove the drive-thru canopy and convert the multiple lanes into a single drive-thru lane, per village documents. Zoning approval will be required to permit the proposed drive-thru's 12-car capacity, as the current zoning ordinance only calls for an eight-car capacity.

The zoning request has been recommended for approval by the village's planning and zoning commission.

The project is helmed by Indvestia, LLC, who would be reimbursed a maximum of $250,000 for expenses that are eligible for tax increment financing (TIF) in the Ogden Avenue TIF District. According to village documents, the development is projected to "generate approximately $72,000 each year in additional sales tax, home rule sales tax and food and beverage tax revenue."

Conditions include leasing one of two tenant spaces to allow for a drive-thru restaurant of at least 1,750 square feet. Village documents reflect that this will "likely" be a coffee shop. Construction would be set to start on the redevelopment in June 2026, with an expected completion date of March 2027.
