Prominent retail leases signed by Discover Financial, Edge Fitness and AutoZone negotiated by top dealmakers from Mid-America Real Estate and CBRE are among the fourth quarter retail leases recognized by CoStar.

As big ticket items involving sizable investments, commercial property transactions often have a wider impact within the community. CoStar will recognize the largest leases completed each quarter and the dealmakers who made them happen in their respective markets.
Here are the Chicago retail leases selected as the fourth quarter 2021 winners of the CoStar Power Broker Quarterly Deal Awards:

Tenant: Discover Financial
Brokers Involved: Dick Spinell and Sarah Norlander of Mid-America Real Estate represented the landlord.
Deal Commentary: Discover Financial Services signed a lease for 126,500 square feet in Chicago’s Chatham neighborhood. Discover anticipates opening the new call center in May 2022.

Deal Commentary: Edge Fitness signed a lease for a total of 38,000 square feet at The Orland Towne Center. The fitness chain plans to move into the space in the first quarter of 2022.

Deal Commentary: AutoZone signed a lease for 34,304 square feet at the Westview Center on South Barrington Road. The company, the largest retailer of aftermarket automotive parts and accessories in the U.S., joins LA Fitness, Dollar Tree and Tony's Fresh Market, and moved in shortly after signing its lease.

Deal Commentary: Dd's Discounts, a national retailer that is part of the Ross Family brand, leased a total of 26,000 square feet at Marshfield Plaza on South Marshfield Avenue. The retailer opened this location shortly after the lease was signed.

Deal Commentary: Northwestern Medical Group renewed and expanded its footprint at 1700 Maple Ave. to occupy a total of 21,185 square feet. The compant plans to occupy the space in June 2022.

Deal Commentary: Dd's Discounts will also open a new location in Bolingbrook after agreeing to take 18,000 square feet at the Market Square Shopping Center. Located near Interstate 55, dd's Discounts joins Walmart, Dollar Tree, Wintrust Bank and T-Mobile at this center.

Deal Commentary: Lyft Gym signed a lease for 9,915 square feet on the first floor at 2071 N. Southport Ave. Lyft Gym will join tenants such as 3D Hubs Manufacturing and Lifestyle Health.

Deal Commentary: Milk + Honey leased 8,212 square feet in the Gold Coast neighborhood for its first location in Chicago. The spa is expected to open in spring 2022.

Deal Commentary: Duly Health and Care, formerly DuPage Medical Group, leased 18,508 square feet at the Orland Towne Center in Orland Hills. Duly Health and Care is the largest independent, multi-specialty, physician-directed medical group in the Midwest, according to the company, with more than 900 primary care and specialty care physicians and more than 6,000 team members in over 150 locations. The company will join a tenant roster that includes Walmart, Aldi, PetSmart, Hallmark and Gymbore.
