Condo Complex Planned For Clarendon Hills

HILLS, IL – Other developers' plans for the village of Clarendon Hills' downtown property have fallen through. Now, the village is ready to move forward with a sale.
In April 2024, the Village Board voted to buy the wooded land at 104 Walker Ave. for $1.4 million. The idea was to sell it to a developer for a residential-anchored complex, which would result in increased property tax income for the downtown tax district.
On Monday, the board is set to sell the property for $1.8 million to Willowbrook-based Redwood Construction. This was after the village issued a request for proposals earlier this year.

With the sale, the village said it will make a profit on the land.
The plan is for 15 condos in a three-story building, with half the second floor occupied by a 12-room "boutique" hotel. On the first floor would be retail facing Park Avenue.

The proposal also includes covered parking and office space facing Walker Avenue.
Additionally, the developer plans a large plaza area at the corner as contemplated in the village's 2015 long-term plan, the village said.
Under a proposed agreement, the developer is expected to share half the additional property tax income that is generated by the development. The money would be for stormwater issues, enhanced landscaping, additional parking and the plaza. The pact also includes $600,000 to address a gap in financing.
Previous development proposals came from Pinegrove, Campbell Coyle and Holladay Properties, according to the village. Their plans ranged from 35 to 58 apartments in four- or five-story buildings, according to a village memo.
