Will County Down Payment Assistance: Key Facts for Buyers

Eligible buyers in Will County may qualify for up to $25,000 to help with down payments, closing costs, or gap financing toward a new home.

Buying your first home, or even moving into a new one, can sometimes feel out of reach with upfront expenses like your down payment and closing costs. The Will County HOME Consortium’s Down Payment Assistance (DPA) program helps make homeownership more affordable by covering some of those costs for qualified borrowers.

How the Program Works:

If you’re purchasing a home in Will County, you may be eligible for up to $25,000 in assistance for your down payment, closing costs or gap financing.

• The DPA is recorded as a second mortgage but comes with 0% interest and no monthly payments.
• The loan is forgiven after an established affordability period, provided the home is maintained as a primary residence.

Who’s Eligible:

• First-time homebuyers and those who have not owned a home in 3 years

Requirements:

• Buyers must contribute $2,500 of their own funds, which may include earnest money, appraisal, inspection, or the first year of home insurance.
• The maximum home price is $297,000 for existing homes or $356,000 for new homes
• The home must be located in Will County and includes the City of Joliet, portions in Kendall County, and the Village of Bolingbrook portions in DuPage County.
• The buyer must live in the home as their principal residence.
• The applicant must demonstrate need, and written verification of employment is required for W2 applicants/adult household members

Additional eligibility requirements apply. Funds are first-come, first-served and can be combined with other assistance.
