Health Center Takes Over Full Block

A mental health facility geared toward senior citizens is about to land in Lake View, taking up nearly 1 full block of real estate.

Three vacant lots spanning almost an entire city block near the North Center and Roscoe Village area will soon be home to a high-end mental health facility for senior citizens.

Located at 3515 N. Ashland Ave. between Addison Street and Cornelia Avenue in Lake View, the lots sold for more than $3.7 million to Artis Senior Living of Wrigleyville, LLC, a Virginia-based company, according to the Cook County Recorder of Deeds website.

It was sold by Synergy Prop Holdings, LLC—a company based out of Itasca, IL— and was made official on Nov. 30.

“The Burt Weinman (Ford dealership) was sold, and that’s going to be turned into senior housing,” said Will DeMille, President of West Lake View Neighbors. “It looks like their initial plans could conform to the zoning with that site. So depending on what they want to do, there could be a lot or a little community input on construction.”

The 45,000-square-foot site is also home to an annual Christmas tree sale, according to the Roscoe View Journal. The publication also reports the three lots were sold in a short sale.

However, not the entire block was purchased. According to DeMille, there’s one piece of property that wasn’t part of the deal, and at one point, it was planned to be a Walgreens or other convenience store.

“This will be high-end mental health facility is planned for seniors with dementia and whatnot,” DeMille said. “There’s not going to be a lot of cars or traffic, but they’re looking to fill up the whole vacant space, at Cornelia and Ashland to Ashland and Addison. The corner property has not been sold and is a standalone property.”
