Bridge Industrial Acquires 22 Acres In Romeoville

The site will serve as the future home of the Bridge Point I-55 Commerce Center.

ROMEOVILLE, IL — Bridge Industrial, a real estate operating company and investment manager, has announced it has acquired about 22 acres of property at the intersection of Route 53 and Joliet Road, according to a release from the business.

The site will serve as the future home of the Bridge Point I-55 Commerce Center, and the company plans to construct two industrial warehouses totaling 292,011 square feet.

Bridge acquired the site from Chicagoland-based Orange Crush, LLC., who previously used the facility as an asphalt crushing and transloading facility, the company said in a release. Construction will begin in Quarter 2 of 2024, with project delivery anticipated in mid-2025.

Bridge Point I-55 Commerce Center will consist of two warehouses. One warehouse will be 120,011 square feet, and the other will be 172,000 square feet. Building A will also have 36-foot clear heights; 25 exterior docks; 2 drive-in doors; and 106 car parking stalls with the ability to expand up to an additional 117 car parking stalls. Building B will feature 36-foot clear heights; 43 exterior docks; 2 drive-in doors; and 107 car parking stalls, according to the company.

There will also be 90 trailer parking stalls as a stand-alone parking lot with the property. The development will also be designed in accordance with LEED Certified standards, according to a release.

“The greater Chicagoland area is experiencing record-low vacancy rates and sustained demand — particularly in the supply-constrained submarkets where Bridge has a large presence, such as the I-55 Corridor,” Jon Pozerycki, Partner, Chicago Region at Bridge, said in a release.

Both buildings will be able to be divided and could serve a variety of tenants.

In 2022, Bridge also acquired 66 acres in Romeoville, after purchasing vacant farmland at the southeast corner of Southcreek Parkway and Airport Road.
