“VERVE West Lafayette” Ground Broken at Purdue University

The 235-unit development from Subtext and Brinkmann Constructors will bring live-learn amenities to Purdue University

Subtext, a vertically integrated developer of multifamily and student housing nationwide, and Brinkmann Constructors, a national general contractor, hosted an official groundbreaking ceremony on October 11 for VERVE, a seven-story mixed-use community located just two blocks from the Purdue University campus in West Lafayette, Ind. VERVE West Lafayette is expected to be completed and open for leasing in fall 2024.

Located at 102 W. Wood St., the 235-unit, 751-bed student housing community will offer a mix of studio, one-, two-, three-, and four-bedroom layouts. The community sits on an approximately one-acre site with 265 parking spaces and 5,516 square feet of retail space on the first floor. Each of the fully furnished units includes private bedroom(s) and bathroom(s), high-speed internet, washer and dryer, controlled access, and designer finishes such as modern black accents, stainless steel appliances, and private terraces on select units.

VERVE West Lafayette features a modern design by architect WDG and includes more than 15,000 square feet of total amenity space focused on student well-being. Once greeted by an impressive two-story leasing lobby, visitor and residents can ascend a grand staircase to the second-level amenity area featuring a coffee bar, private study pods, group study rooms, micro market, fitness center with sauna, lounge with community kitchen, and two courtyard amenity areas. The pool courtyard is complete with an outdoor pool, hot tub, jumbo TV, outdoor kitchen, multi-purpose turf, grill stations, and firepits, while the “zen courtyard” features a dog park and hammocks.

“With recent research showing that more than half of Gen Z college students report feeling lonely, we aim to create student housing with a purpose: student well-being. Our community will enhance students’ physical, mental, and emotional well-being by offering robust social, learning and wellness amenities. We will support how Gen Z wants to live, learn, and connect with their peers and community,” said Brandt Stiles, Founder & CEO, Subtext. “For this market in particular, Purdue continues to set new enrollment records. The influx of students in West Lafayette is putting increased pressure on housing, which is already in short supply, so we’re happy to be a part of the solution to both of these challenges.”

This new development comes as Purdue sets all-time student enrollment record in West Lafayette. This fall, total enrollment reached a record 50,884 students – just topping last year’s 49,639 students – and marked the university’s eighth-straight record high. This includes 37,949 undergrads – also a record.

“It’s exciting to partner again to construct this multi-use and student housing community just two blocks from Purdue University, an area Brinkman has previous experience,” said Brian D. Satterthwaite, President of Brinkmann Constructors. “We value our partnership with Subtext – together we have been able to create unique communities in desirable locations.”

Brinkmann and Subtext recently broke ground on LOCAL Nashville, a 15-story multifamily community in the heart of Midtown Nashville, Tennessee and completed LOCAL Boise, a seven-story multifamily building in downtown Boise, Idaho.
