Plan to Add 39 Homes and Land to Urbandale

The Urbandale Planning and Zoning Commission on Monday recommended approval of rezoning land for the Bent Creek Ridge housing development.

The residents of Brookview Drive just east of 150th Street will have new neighbors and more traffic if the City Council annexes some Dallas County land and follows Monday's recommendation of the Urbandale Planning and Zoning Commission to rezone it.

Urbandale Planning and Zoning commissioners voted unanimously to recommend rezoning the western half of a piece of land in Dallas County for a housing development.

The Urbandale City Council will separately consider voluntarily annexing that 60 acres of farmland during its Sept. 20 meeting. Then, it will consider the planning and zoning commission recommendation to rezone at an Oct. 4 meeting, said Steven Franklin, chief planner for Urbandale Community Development Department.

Both will be public hearings, he said.

An engineer for the development company -- Accurate Development -- said they hope to break ground on the property in the next month.

Accurate Development already hasΒ gained rezoning approval from Dallas County, so now it is waiting for a green light from the Urbandale.

Here are the details of the developer's proposal:

  • Building 39 single-family home on about 25 acres.
  • Lots would be 90 feet wide, or more.
  • Lot sizes would vary from about a third of an acre to almost two acres.
  • The remaining five acres of land would be developed later.

Brookview Drive, which is a collector street, would initially be the only access to the new development, according to city planners. Eventually, Brookview would be extended east to 142nd Street and thereΒ will be additional access to Bent Creek Ridge from streets to the north.

The subdivision is in the Waukee school district.Β 

There were no opponents to the proposal at Monday night's public hearing.Β 

Commissioners approved the rezoning with the stipulation that the lots be at least 75 feet wide, which is the minimum width of lots in neighboring Bent Creek Estates development, Franklin said.
