This Is The Cheapest Town In MA To Buy A House, Study Says

MA homebuyers looking for a better deal will have to go outside of the city, but that doesn't mean they need to give up all the perks.

MASSACHUSETTS — Could you live in Western Massachusetts? What about in North Adams?

Would your answer change if moving there meant you could shave tens of thousands of dollars off the price of a home?

The personal finance website GOBankingRates used data from the Zillow Home Value Index and U.S. Census Bureau population data to find the places in all 50 states where houses are a steal.

According to Zillow, the average single-family home in the United States is valued at about $367,711. Compare that to $243,572 in North Adams.

Then compare that with the median single-family home price in Massachusetts and you've got a real bargain.

So what do the homes look like? Think Victorians.

This listing on Gallup Street features four bedrooms and two bathrooms for under $260,000. This home near downtown will run you $249,000.

The houses may be cheap, but what’s the community of North Adams like?

Despite it's relatively small population, there is plenty of arts and culture to take in when heading out west to North Adams.

The Massachusetts Museum of Contemporary Art (MassMoCA) is within the town limits, giving residents the opportunity to take in renowned exhibits but also see big-name artists in concert.

Lake Street Dive will play there in September, and other acts, including Alvvays, Courtney Barnett and The Roots have played in the area over the years.

North Adams is also home to the Massachusetts College of the Liberal Arts. Nearby, other institutions include Williams College and Bard College.

Notably, North Adams finds itself nestled in the Berkshires, a desirable getaway spot for people in the region comparable in landscape to the Hudson Valley, for New Yorkers.

The Berkshires are home to a number of additional opportunities for leisure, including the Norman Rockwell Museum and many places to hike and get outside.

The smallest place on the list is Brian Head, Utah. Originally known as Monument Peak, a town of 49 with a history rooted in exploration and logging. Also with populations under 100 are a pair of former mining towns often described as “living ghost towns”: Austin, Nevada, population 47, and Johannesburg, California, population 77.

Other specks on the map with populations under 500 include Bly, Oregon (population 123); Davidson, Oklahoma (159); Medicine Lake, Montana (190); Kitzmiller, Maryland (192); Lyon Mountain, New York (240); Drake North Dakota (245); Mystic, Iowa (257); Roxobel, North Carolina (347); Whiteface, Texas (390); Bowie, Arizona (399); Elmore, Minnesota (442); Pierce, Idaho (465); and Lind, Washington (491).
