MA Home Prices, Sales Rose With The Temperatures During Start Of Summer

A new report found that there was an increase in housing inventory in June, but that didn't help prices come down in the market.

MASSACHUSETTS — More homes were sold in the first month of summer in 2025 than last year, a new report found.

The Warren Group recently published its June 2025 housing report, finding that, as they predicted earlier this year, the housing market is heating up along with the summer temperatures.

In June, the median single-family home price was $687,500, a 3 percent increase from June 2024, the report found. That now brings the year-to-date median price to $620,000, a $10,000 increase from the same period in 2024.

The price increase comes as more homes are also changing hands so far this year, The Warren Group found.

“Despite inventory increase in certain markets, median prices continue to rise, indicating no relief on prices,” said Cassidy Norton, associate publisher and media relations director at The Warren Group.

So far in 2025, there have been more than 19,000 home sales, a 3 percent increase from this time last year. June contributed to that increase, with 4,706 homes selling compared to 4,459 sold in June 2024.

Though home prices remained high in June, Norton said that makes sense historically, and there could be a slight reprieve in the coming months.

“June historically has the highest number of sales of an individual month. It’s also usually the month where median sale prices peak. Moving into the latter half of the year, the overall median price will likely drop month-over-month, but not year-over-year, said Norton.”
